82 Dillons Road Estimated Value

Estimate Unavailable

How do we calculate the Estimated Value?
Estimated Values or Automated Value Models (AVMs) are calculated using many different types of property and local market data. No one piece of information or factor alone will determine a property's value. Instead, CoreLogic AVMs use a broad range of data elements, including:
  • Property identifying information including address and/or assessor's parcel number and owner name
  • Prior sales of the property
  • Living area/square metres floor space
  • Year built
  • Number of bedrooms
  • Number of bathrooms
  • Lot size
  • Public record information collected from state and council records, such as deed transfers
  • Recent sales and listings of similar properties in the local market area
  • Area pricing trends

About Estimated Values

An automated valuation model estimate (AVM Estimate) is a statistically derived estimate of the sale or rental value (as the context requires) of the subject property. An AVM Estimate is generated (i) by a computer driven mathematical model in reliance on available data; (ii) without the physical inspection of the subject property; (iii) without taking into account market conditions which may, together or separately, affect the value.

An AVM Estimate is current only at the date of publication or supply and must not be relied upon as a professional valuation or an accurate representation of the market sale or rental value of the subject property.

CoreLogic does not warrant the accuracy, currency or completeness of the AVM Estimate and to the full extent permitted by law, CoreLogic excludes all liability for any loss or damage howsoever arising in connection with an AVM Estimate.

This calculation is an estimate of weekly mortgage repayments using the estimated property value and a 20% deposit over a 30 year term. The interest rate applied is the average of the big 4 bank's Standard Variable Rates. This tool is only a guide of what your weekly mortgage repayments might be and does not take into account your personal circumstances such as your borrowing power, the lender's home loan product features, the term of any mortgage and does not include all applicable fees and charges that might be applied if you purchase a property. Your actual weekly mortgage repayments may be different. Before acting on this calculation you should seek professional advice.

How we calculate the property Cashflow Score

Each property is given a score out of 100 based on one factor relating to the specific property and one factor relating to the suburb in which the property is located in. Each factor has a specific weighting.

How we calculate the property Lower Risk Score

Each property is given a score out of 100 based on two factors relating to the specific property and three factors relating to the suburb in which the property is located in. Each factor has a specific weighting.

A higher score indicates the property has increased in value over a longer period so is less likely to only be due to recent market forces. It is also likely to command higher rent than average and therefore attract higher income tenants. Furthermore, it is likely to be easier to sell in the future due to strong market health indicators in the suburb it is located in.

Best on Bruny ""Brookford""
Brookford formally know as Glensyon was first established in 1903 by the Dillon family. The present homestead was built in 1912 and extensively renovated and sympathetically extended in 1998 by the present owners.
The homestead features, high timber lined ceilings, ceiling roses, Blackwood dado boards in the hall, formal lounge and dining/family rooms. The front door is flanked by leadlighting with all rooms featuring high quality fittings and fixtures.
The rear entry is through a covered outdoor eating area into a mud room with powder room and large laundry with double trough and extensive storage situated off the mud room. A walk through office leads to the open plan farmhouse kitchen dining and family room. The kitchen features a Rayburn combustion stove (with hot water sleeve), a Eurolec gas stove, Bosch dishwasher, large walk-in pantry, banks of drawers, overhead glass fronted cabinets, a central work bench (with power) rare Huon Pine bench tops complete the picture. The dining/family room has glass French doors opening onto a tiled verandah with a garden and rural outlook.
A blackwood staircase from the dining area leads to a large carpeted games room with built in cupboards and bookshelves, with access to roof storage areas. Currently being used as a sewing room, skylights provide ample lighting in this room.
The dining area opens into the wide hall with blackwood polished floor. The formal lounge is situated on the right, an external door leads from the formal lounge to mosaic tiled verandahs. The hall provides access to the 4 carpeted bedrooms, main with en-suite and walk-in-wardrobe and a family bathroom with separate toilet.
Both bathrooms feature beautiful Myrtle bench tops. The formal lounge and 2 of the bedrooms have fireplaces with period inserts and timber mantles. The hall and mud room feature the original coat hooks with unusual gargoyle faces.
Heating is provided by a Steelfire Combustion heater in the family area and electric ceiling foils with individual thermostats in every room. All rooms have wool/polyester ceiling insulation. The home also has a ducted vacuum system and an electric hot water service. The house area is approximately 35 squares excluding verandahs.
A four bay garage with lockable roll up doors and concrete floor with apron is adjacent to the house. Beside the garage is a double wood shed with concrete floor. An original old timber garage is used to store garden tools. There are over 100 different roses and other ornamental trees in the large garden.
The home is serviced by an approximately 34000 litre fibreglass water storage tank and 2 concrete in-ground water tanks of approximately 60000 litres. A water bore situated near the house produces 3600 litres per hour and is used to water the garden and top up the concrete tanks that service the toilets and laundry.
The treed areas of the property consist of Blue Gum, Silver Wattle, Native Dogwood and Stringy Bark Gums. There is a diversity of bird life in the area including, wedge tail eagles, grey goshawks, sea eagles, robins, blue wrens and many others.
Views of Huon Island and the Channel can be obtained from certain areas of the property.
The 500 acre primary production area is easily managed by 2 people and consists of approximately 300 acres of pasture with the balance being trees and bush. The property is divided into 13 paddocks with 6 waterholes and creeks. Conventional fencing is in good repair.
At present the property is used to fatten approximately 180 to 200 of cattle, per annum for sale to the feedlot.
Approximately 220 260 round hay bales are cut on the property each year as winter feed for stock.
A full fertilizer history is available for the past 15 years.
Sheds include a large hay storage shed with concrete floor and electricity; this could also be used as a machinery shed.
A large shearing shed with 3 phase power is located in close proximity to the house.
New steel stock yards were installed 4 years ago and a cattle crush with built in scales is under cover at the side of the shearing shed.
Situated 1.5 ks from the Bruny Island District School, Alonnah beach, boat mooring/ launching area and is close to the Bruny Island Community Health Centre, Alonnah Store, Police Station and Hotel.
