Sitting high and proud on a 617 square metre corner allotment is a delightful, renovated 3 bedroom home you will love as much as the current residents, our photographer, and I do. Absolutely.

The current residents built this Fairmont Home in 1985 and they have lived here happily ever since.

This home is immaculate in its presentation and an absolute pleasure to offer for sale.

Pause on your front decking. Enjoy the lovely outlook from your front verandah down the street to the lovely walking trails and reserve that all of us Aberfoyle Park locals reverie. Note that this verandah can also be enclosed by pulling down the outside blinds in any inclement weather.

Walk in, note a private entrance hall that leads to either of the two separate living areas. Straight in front of the telly after work or straight out to the garden? Its a tough call which way to go.

The current residents are self-proclaimed creatures of comfort that sadly must leave for personal reasons otherwise they wouldnt leave at all.

They enjoy ducted gas heating (its the bomb) ducted cooling, double glazing on all windows, outside blinds and outdoor shutters. Winter weather! Just try getting in here!

Double glazed windows with pull down retractable fly screens mean the windows have lovely clear outlook onto the gardens. Watch the birds at your leisure.

Certainly have been spoilt in comforts, lovely and cosy in the winter and super cool in the summer, and how they have utilized the insulation in ceiling and walls, double glazed windows, shutters, mean that these systems are not expensive to run at all.

Solar panels simply energy 1.25 kw courtesy of 16 solar panels. The owners have a certificate saying that the government will continue to pay 54c in the dollar until 2029I am assured that it should, and I say should, be transferrable to the new owners.

The Kitchen was only renovated in 2019 like I said, these residents had no intention of leaving - with stone bench stops and an induction cook top, omega oven. Lovely black handles and accessories and crisp white glossy drawers and cupboards. Loads of drawers, clever two way access cupboards on the island bench. Kitchen sink overlooking the back garden. Enjoy the large, soft close drawers.

Plenty of kitchen cupboards were included in the upgrade and check out the extra full length cupboards in the family room!

The renovated bathroom and separate toilet are amazing. The bathroom is opulent with floor to ceiling tiles and was only renovated in October last year. Larger than normal shower, it is a delight indeed.

All three bedrooms have built in robes. There is gas connected to the property, which the Hot Water Service is connected to.

Enjoy the drop down pendant lights in your living rooms and there are plenty of downlights and double power points for your convenience.

Enjoy that extra living area with new floorboards that lead directly out into the back garden.

And the back garden is a delight indeed!

Love, love, love the large undercover intricately built, gabled pergola area.

Both side gardens are ultra-wide, due to the lovely corner block positioning and each has separate Zen areas for you to enjoy.

Lot of love has been shown in the garden for many years and there are several seated spots to enjoy in these peaceful gardens.. except for the chattering birds of course!

All I can see hear is the birds and I can hear a couple of lorikeets scrapping in the back garden. Priceless. The native birds, honey eaters, Adelaide hill rosellas, grass parrots, skittish red rumps, and lorikeets will all become part of your family too. Love it.

Practically, there is a double gated driveway that has stored a caravan neatly on the side of the back garden for many years, out of the way. There are also 3 rainwater tanks and a large garden shed as well (the small shed will be removed)

This certainly is a comfortable, enjoyable, and safe home. The owners have said there has been absolutely nothing to move for but sadly their personal circumstances here have changed. Its what you would call a genuine, reluctant reason to move.
