Huge Block! Great location! Fabulous family home!

This property sits on a huge 830 square metre block in desirable Charlestown. From the front door, 100 metres to the left is a bus stop and 100 metres to the right is highly regarded Hillsborough Primary School. Charlestown Square, the biggest shopping, dining and entertainment precinct in the area, is 3 minutes away by car, just 1km. Beautiful Warner's Bay with all it's cafes and waterfront is 5.5kms away, about 8 minutes by car. Redhead and Dudley beaches are a bit more than 10 minutes by car. John Hunter Hospital is less than 10 minutes away and the University is about 20 minutes.

The house is cute and colourful with ample room. It's solidly constructed, built in 1952 when such things were done properly. It was fully renovated in 2005. The frame is hardwood and the original floors are tallow wood boards which have been polished. Floorboards in the extended section are hardwood as well. Three big bedrooms and two bathrooms make this a great home for a family. The main bedroom has two built in robes, both floor to ceiling. The second bedroom (currently used as a study) has a working fireplace. The third bedroom has a wall of built in cupboards and shelving.
One bathroom has a shower over the deep and long bath and the other has a huge walk in shower. The second bathroom also incorporates a European laundry with room for a washer, dryer and built in shelving as well as a laundry tub.
The kitchen has a dishwasher, full natural gas stove and an externally vented rangehood. It has a fully tiled floor with a bespoke tiled splashback.
The living area is a long room across the back of the house with a wall of glass doors and windows looking out to the lovely established garden. And no neighbours at the back as the school grounds form the back boundary, where there is a 1.8m Colorbond fence. The property is fully fenced in Colorbond with gates at the driveway side, safe for children and pets. There is a carport with removable shade sail, at the side of the house and a garage down past the gates (currently used as storage space).
The garden is absolutely enormous and almost flat. There are established trees and a low care section near the house which has shrubs and flowering plants galore. There are verandahs at both the front and the back of the house, with ramp access to the front and 5 steps at the back. The front verandah is covered and the back is open to the beautiful trees. A great place for a BBQ.
There is a CrimSafe screen door on the front - because we are so often in the back garden! The gutters have fire-rated metal guards on them, which were professionally installed and are guaranteed. The building is vinyl clad (with a 50 year guarantee) over weatherboard. There is a split system reverse cycle air conditioner installed in the lounge room and the main bedroom. This system was serviced 8 months ago. The house has two natural gas points for heating as well as instant gas hot water and gas cooking.

Council rates approx $470 a quarter.
