One large living area is air conditioned. Connected to natural gas. All living areas face north. No non deciduous shade trees on northern aspect. Large trees shade building from afternoon and setting summer sun .Also, triple car garage and storerooms, 20,000 gallon tank suitable to aquaculture project after repair, 20 x 30 shed, cottage and bore with controller and small reticulated area. House has been built with finished floor level to surveyed 1;100 flood plain level and it has 100's of meters of cabling for alternative 12volt power if needed. Diverse advanced vegetation, from Coffea Arabica to Pinus Pinea.

Initially had dozens of Proteas also thriving. The Protea Nerifolia as pictured on logo still produces well. Advanced trees around property including a small Olive Grove. Variable soils from clay to river loam. No home open/ inspections scheduled at this stage. Google Earth and some on line platforms also give a good outline when viewed from above and the roadside.
It was a wonderful property to live in with a large family and diverse interests, we even ran a "Permaculture" theme while we were there, eventually having to move due to work and family reasons. The drier years have been more challenging, upside being that residual vegetation that is thriving, is there to stay. Eg Macadamia trees love it. House would suit a large family or could be set up as Art/Photo studio/gallery or B&B. Great for person/s with eye for innovation, passion and vision. Subdivision potential.
