All the rooms have delightful outlooks to bush and water, with the most spectacular views from the large deck, which wraps around two sides of the house and is accessed by big glass sliders from the open-plan living/kitchen/dining area. In this space there's a practical timber island bench/servery with drawers and storage and timber kitchen cabinets on two sides of the room. A dining setting by the windows and a newly-upholstered antique cast-iron sofa complete the picture.

The combination of fresh white paintwork on walls and ceiling and the glow of oiled timber and cork on the floors gives the whole house a warmth and a sparkle - it's simply a pleasure to walk into.

The owners' sense of style and simplicity carries through to the three comfortably-sized bedrooms. There's a separate lavatory and a bright, modern bathroom with shower and classy mirror-backed double sink with twin mixers. There's more timber cabinetry under the sinks.

From the outside, the Hardiflex cladding is attractively set-off by vertical timber that encloses a large space under the house, with undercover room for a car and lots of additional storage as well. There's a substantial rainwater tank, a pressure system and septic.

At the beginning of the gravel driveway is another excellent feature - a neat, white-painted corrugated iron shed (it was the original shack on the block) - with space for a dinghy and trailer and other bits and pieces of saltwater gear. The owners store their stand-up paddle-boards here, carrying them the short distance to the water.

All the attractions and services of Adventure Bay (beaches, boat ramp, general store, fuel, bowls club, community hall) are nearby - and the spectacular Fluted Cape track, one of the best short walks in Tasmania, is right on the doorstep.

Clever and creative, simple and stylish, with an outstanding potential to generate income, this is one of the most appealing properties currently for sale on Bruny Island.
